The Survey

Does anyone know what they actually do with the surveys?  Does Ryan Homes actually use them to correct things?  I haven't gotten mine and I'm positive they don't want to hear what we have to say.  Just wondering...

  1. We closed in May of last year. I don't think I received my survey until sometime in July. I didn't submit mine until August as I was waiting for all my 30 day fixes and others that had come up to be completed. About six weeks after submitting the survey, I got a call from my PM. There are areas in the survey for comments in addition to just ratings. I spent quite a bit of time and went into great detail all of the things that were wrong with my house. PM set up a time to come out to my house and go over every room and every item I had taken issue with in the survey. Because of the holidays, we put off the repairs until February. It took an entire week, but they came in and addressed all of my concerns. However, some of the same sloppy workmanship that was the reason for the poor survey in the first place occurred again. The service manager and crew were out for our 10 month and they fixed some of that. However, some of it is still apparent.

    To answer your question, it seems that the survey is important. It determines the amount of the bonus that your PM receives on your house. I'm sure that was the motivation behind the PM getting back with us to try and make us happy with the home. I would be completely honest in the survey. Giving detailed examples of all issues is better than just giving low ratings.

  2. Rachel - we have been in the house since December. We are way overdue. The 30 day repairs stretched well past 30 days and to be honest with you I'm tired of them explaining what issues are and not taking responsibility for the mistakes that were made. I've see a sample of the survey but we haven't actually had one sent to us.

  3. Our survey was sent to our email address that we wrote on our original contract. When it came to the email box I over looked it since I get a lot of email. Double check your spam because the name of the file was unfamiliar too. I don't intend to complete the survey until we have our 30 day inspection.

  4. We completed our survey about three months after we closed, so Octoberish 2012 (we received it in an email about a month after closing). Our PM kept telling us to make sure to send it in if we were going to give him all 10s, otherwise, just don't send it in. We went into great deal about all of the issues we had with our build and PM (which I didn't go into on my blog) and ultimately gave our PM a 4/10. We have yet to hear anything from Ryan Homes or our PM about our survey and how dissatisfied we were with aspects of the build-- though our PM now goes out of his way to avoid driving by our house or having to make eye contact. So I'm not sure how much they really care about the surveys even though they push really hard to get them turned in.

  5. Jennifer I'm sure we won't get ours because they probably know they won't be getting a "10" from us. Ryan Homes has yet to replace some things including a bottle of perfume a contractor broke and tried to hide while replacing something. My list goes on and on.a "10" would mean perfection and we certainly didn't get that.

  6. Jennifer, WOW you gave them a 4 out of 10 and no one ever called you??? HUH? That's amazing, I have heard so many people give less than 10's and boy that PM is right back up at your house trying to make things right.

    I agree about the half ass work, it's our biggest complaint, and when we point it out, it usually is just half assed another way...lol The workmanship is soooo rushed!!

    Our PM's towards the end asked us numberous times if we were satisfied...because they told us the survey was so important to them, so they bent over backwards to make sure everything was up to par....but wish I would have held onto it longer, I filled it our before my 30 day...stupid!! But we were never handed over to customer service, we still call our PM with any concerns...we are started to work out the bugs and accept some of the imperfections, because at this point how do you fix a wavy wall??? ...well you put more puddy on it to make it NOT look wavy, when really it's still wavy...LOL
